Asbestos removal cost

Asbestos was commonly used in constructions in the past until the use was banned.
Unfortunately people pay for the price with their health after many years.

This commercial material was widely used in lot of applications such as, roofing, gutter, insulation, walls and even flooring.
When asbestos is in a good condition it won't harm you, but as soon as it start deteriorating, fibre release starts and it can cause fatal lung diseases.

Every year over 3000 people die due to asbestos related lung diseases.
Let's keep ourselves safe.

Owners and Duty holders of the building have the responsibility to manage asbestos in the premises.

Three Type of Asbestos

  • White Asbestos (Chrysotile) – White asbestos is the most common used type of fibre in the construction industry. It is about 85-90% compare to the other ones. is the most common type of Asbestos was used between 1930 and 1999. Most common applied in cement and loose fill insulation, walls, garages.
  • Brown Asbestos (Amosite) – Brown Asbestos was widely used in AIB - Asbestos Insulating Board.
  • Blue Asbestos (Crocidolite) – Blue Asbestos is the most hazardous type because of its sharp spiky structure. Rarely used and hardly find these days. Most common applicated on high temperature surfaces or the underside of industrial roofs.

Is there any asbestos in my home?

an Those building that were constructed before 1999 might contain asbestos. The only way to find this out is to hire asbestos surveyor who is accredited and qualified to do it.

3 Main types of Surveys

Refurbishment and Demolition Survey

These type of surveys are usually used before any refurbishment or demolition happens. This is an intrusive work where specialists detect asbestos materials in the building and inside walls that determine an asbestos removal proposal. This survey leaves substantial damage to the fabric of the building.

Management Survey

Visual inspection of the building looking for asbestos and the report logs the location of asbestos materials in the premise so that the duty holder is aware of asbestos present and able to manage the asbestos in compliance with Regulation 4 of the Control of Asbestos Regulations, (Duty to Manage).

Re-Inspection Survey

Reinspection surveys are undertaken in a regular basis to ensure asbestos materials still is good condition. But the duty holder or owner needs to act on the findings.

How much is asbestos survey cost? - The price starts from as little as £100 to several hundreds all depends on mainly how many premises (size) we need to inspect and the type of the construction:
  • domestic
  • commercial
  • industrial
The service includes asbestos testing also that can be returned in as little as 4 hours.
The average cost of the survey in domestic cases is around £140-400.

Asbestos removal cost calculations?

We carefully created a list of average cost of affordable asbestos removal and broke down the cost to square metre where it is possible.

  • Asbestos Garage Roof removal cost(single) - £150 - £450
  • Asbestos Garage removal cost(single) - around £1500
  • Artex removal cost - dependant on quantities
  • Asbestos Water Tank removal cost - £200 (non friable)
  • Asbestos Sprayed Insulation removal cost - each project is individually priced.

Why friable asbestos removal is more expensive?

Friable asbestos elements such as AIB (asbestos insulation board), asbestos roof tiles, sprayed coating, ceiling tiles and any other construction material in poor condition are able to release more asbestos particles in the air.

Therefore it is more dangerous than asbestos material in good condition bonded in other components like asbestos cement.

The most expensive asbestos material to remove is asbestos sprayed coating insulation, not just because it has around 85% fibre content, but because it is very loose and even the wind can cause asbestos dust from it.
Only licensed asbestos removal companies can remove such a hazardous insulation and requires a full negative pressure enclosure.

Friable asbestos removal work in general has to be carried out along strict asbestos regulations, using air monitoring and other government legislation.

Asbestos Encapsulation as alternative

Asbestos encapsulation even cheaper than the most affordable asbestos removal because it is a sealing method instead of removal and disposal. In this way asbestos exposure less likely happen. Of course it is a better price than any asbestos removal cost but it isn't worth it. These old fibrous materials deteriorate year by year. Better to clear it up than wait until bigger problem occurs.

Types of asbestos used in construction

In the UK there are three commonly used kinds of asbestos that all can be found in substances and buildings all over the nation. All sorts of asbestos widely used for insulating and strengthening other materials like cement plastic, paper, etc..

Crocidolite
Blue asbestos was banned forever in the United Kingdom in 1985. Crocidolite fibres are short and spikey and very carcinogen, meaning that they tend to puncture the lung lining. The most toxic and carcinogen asbestos type.

Commonly found in: sprayed coating insulating material, thermal insulation (pipe lagging), loose-fill insulating material, asbestos-woven textiles (e.g. gaskets)

Amosite
Brown asbestos common used in AIB (asbestos insulating board) and made it very dangerous. Brown asbestos was banned in the UK at the age of 1985. Its fibres are coarse and solid very carcinogen.

Chrysotile (white asbestos)
White asbestos is the most common type, leading to over 90% of most commercially used asbestos in construction materials. This fibre has a spiral shape and the least dangerous, but is still a major health risk. Commonly seen in many asbestos-based construction materials during the removal process. This material was finally banned in the UK in 1999.
